A professional home inspection gives you an independent, unbiased view of any problems and their solutions — so you have every fact you need to make a sound decision. Most inspections take two to four hours. I encourage you to come along.

Common questions
Just before you buy a home, or if you own one and it's been more than ten years since the last inspection. Also recommended before selling a home you've lived in for ten-plus years or never had inspected.
The same day your contract is accepted. Allow 3–5 calendar days to schedule and review the written report. It's smart to interview prospective inspectors before you even make your offer.
About 2–4 hours on site, depending on the size, age, and condition of the home. The completed report is typically emailed the same evening.
You're welcome to, though it's not mandatory. Come for all of it, part of it, or none — either way, you'll get a recap of key highlights and a full written report to review afterward.
The client — whoever's name is on the report — pays, with fees due the day the inspection is performed. Cash, check, PayPal, and all major cards are accepted.
Reports are delivered by email, typically the same evening as the inspection and always within 24 hours. A printed hard copy is available on request.
Yes. Utilities being on provides more information, but it's not required. The inspector does not turn on breakers, open non-faucet water valves, or operate gas valves — the inspection reports the condition found, as found.
Anyone performing home inspections professionally is required to be certified and licensed. Just as your bank requires a qualified appraiser to judge value, you need a qualified inspector to judge condition — a friend's good intentions aren't a substitute for a documented, methodical process.
Not always. If the home is dry, normal mold growth is usually well controlled. If the home is damp, has had flooding, or shows signs of recent moisture issues, mold testing should be considered.
Yes — every home should be tested for elevated radon levels. Testing is available using a continuous radon monitor, and correction is possible for homes that test high.
